Does anybody know what criteria the Sq/Ft price is loosly based on when it comes to apartment resale, i.e. Does it include the balcony area, or is it just the interior space

Usually the balcony space is included in the total, since developers themselves include it to compute the total when signing the contracts. What the sellers quotes is what is mentioned in the contract.
Interestingly, certain developments do not count the balcony towards maintenance fees. Eg: Burj Dubai Residences (Emaar)
